Stages of Buying Property in Phuket, Thailand

The property purchasing process typically takes 2 weeks to a month. Both the property selection and the transaction can be completed either in person or entirely remotely.

Initial Consultation
Through a phone call, WhatsApp, or Telegram, KVARIS will identify the key criteria for your ideal real estate investment
Selecting Real Estate Options
KVARIS will present you with 3-4 tailored property options that meet your criteria. We will also provide a detailed calculation of the expected yield for each property, helping you make an informed decision
Property Tour
We will arrange a visit to all properties of interest, allowing you to explore each one in detail and meet directly with the developers.

If you're purchasing remotely, one of our managers will visit the property on your behalf and provide a live video tour, showcasing all the important details
Making a Deposit and Signing the Contract
Once the deposit is made (typically THB 100,000), the selected property will be reserved exclusively for you. Following this, the contract will be signed to formalize the agreement
Payment for the Property
Within 30 days after the reservation, you should make the down payment. It is usually 30% of the total cost.

Further payments should be made according to the installment schedule. The last payment will be made upon collection of the keys
Collection of the Keys
Upon completion of construction, you will either visit the property in person to complete the apartment acceptance or, if purchasing remotely, this can be arranged via video call.

The developer will also provide you with the title documents for your property at this time
